You are off to a terrific start. Congratulations! Good location. Nice property. Wonderful people. But I have 2 observations to share. 1. Campers expect to have a picnic table and fire pit as a basic minimum. A "full hook up" site ought to come with both without an additional fee. 2. Your current practice of removing the dump tank cover is misguided. The stench wafted thru all day. Ew!

Staff was very nice an accommodating. Park is brand new so pool wasn't open yet. Will be open on May 1st staff stated, waiting on required inspection. Nice spacing between sites, however, concrete pad would have been nicer if just a few inches wider. Google maps didn't recognize turn into park if you're heading East bound. Directed us to go to next traffic light and make a U-turn then back to pa

Wonderful staff(helpful and very friendly). Washroom especially the showers are the best of any campgrounds we have stayed. Dog park was very clean. We hated to leave, but had to move on.

When i booked this on koa app said the pool was open 4/15- 11/1. I arrived on the 4/17pool wasnt open when i left on 4/22 pool still wasnt open the date on koa app just keeps changing. That seems like bad business.Should be known before booking that there amenities that are advertised are not available. I will not go back.

We stayed here for a long weekend getaway .. Short drive to the beach very nice facilities and grounds . Very friendly staff workers

Very disappointed. Pool was closed altho advertised as open. Everyone was jamed into one area with many open spaces otherwise. No sidewalk to pool; not designed well. Biting bugs. No tv cable. No shade. Rude receptionist.

Campground was very nice. Cabin was very clean. Staff was very nice and helpful. The light show and the pond was very Nice highly recommend this as a place to stay.

The stay was wonderful. Coleen at the front desk was extremely helpful and nice. We will definitely stay here again.

* Welcome wagon of fees: Arrived early, excited for our trip, only to be hit with a check-in penalty for the "crime" of being 30 minutes ahead of schedule. The campground was practically deserted, yet they wouldn't budge on the rule. Not exactly the hospitality we were hoping for.

This is a brand new camp Has a lot of sites and we stayed for 4 nights mid April 2024 Wasn’t many of other campers staying there. Not sure if it was because of the end of the cool season or the daily rate It’s a 5 minute drive to the ocean Backs onto a busy highway but traffic noise was not an issue

The park is new. The roads are wide and the sites are level with plenty of parking. This is a pretty typical Florida resort. Not much shade. We come to visit with my parents. It is nice to have another option to stay

Beautiful campground, friendly staff. I know you have new grass, we should have been told that the sprinklers would come on at 0430. It is a beautiful place, and we will be back.

Right off busy street so it’s really loud, the sprinklers were on at 430am and soaked our camper and all our items. When I called to notify the front office about the inconvenience, I was told maybe we shouldn’t have grass then that’s needs to be watered.

Tent Camp-Had to change our days to camp as the weather was bad. Refused to just change our dates. Lost deposit for one night even though the site had MANY spots open. The sprinklers came on our second morning there. Flooded our tent, ruined our breakfast, damaged my books, etc Reported to the mgr. Not a single care. Never came to our site to see damage or offer an apology or compensation.

Amazing park! Huge sites. Laundry & bathrooms so nice & clean. The park was prestine. Can't wait to go back. The staff & Kristie were so friendly & helpful. We had a great experience!

Nice large lots. Park is new. Very clean and neat. Office staff was helpful. Will definitely stay again.

Kristie S and Colleen (I think) were/are the very best hosts! Campground is gorgeous. So easy to get in and out of site. The showers are individual and super clean. The hot dog stand (Matt’s dawgs) was nice for my teenagers. The dog park is half and half for big dogs or little dogs. Can’t wait to come back!!!!

Not one thing went badly. Colleen at the front desk makes you feel like an old friend returning to see the fam! As does the site manager. Everything was clean, well thought out and accommodating. Will DEF be back; and telling ALL our friends about it!

We had very poor Wifi, unable to use. There is no parking near showers Too too much sun!! It didn't help to put out awning because the direction of the RV's to the sun never provided any shade. Shade was at the back of the RV. Duly noted around camp. I would only stay overnight if I came again. Reception was a bit stressed. seemed overwhelmed. Expensive. No character or a sense of privacy.

Associates were welcoming and informative about the local area, site was perfect (beautiful palm tree) and level. The bathhouse was nice. Road noise was not an issue (back row #38). For the area, the price is good not great, but it is brand new and was central to all the things we wanted to do. Maybe open the pool year round? It is Florida. Add drive through Security by local sheriffs at night?

Because it is so new, everything is clean and immaculate. Well-maintained and manicured camp sites. Composite picnic tables and level concrete pads. Even though there is noise from the highway, it's a great trade-off for easy in and easy out. Definitely would stay there again & again!

We had such a nice time there and Colleen was wonderful. KOA is lucky to have her! Felt bad she was by herself and doing it all. Will definitely go back!

Everyone real nice. Clean. Only thing I could do without sprinklers going off during the night hitting the camper. If I had been vacationing, it wouldn't of bothered me, but since we were working, unfortunately it did.

The manager Kristy, was really kind. Park is brand new, has level cement pads big rig friendly. The price of camping is getting quite steep, park was near empty, yet cost $106/night. As with all parks dog owners not picking up after their dogs in the dog parks, watched children walking dogs and not pick up after them. I am a dog owner, and always have to pick up after others, I shouldn't have to.

Absolutely wonderful...from answering my call late in the day for an after-hours check-in...to enjoying the beautiful grounds & facilities...one of the best KOA's I've ever experienced (and I've been to many criss-crossing the US).

My wife and I had a nice stay. This KOA is so clean! Very well maintained. Nice and quiet at night. The RV sites are cement pads for the RV with new sod and picnic tables. The hook up and water stations are also on a cement pad and close to the RV. Nice pool and children’s play area. This site is close to the Panama City fishing pier and beach. I’ll be coming back to visit!

Being a brand new KOA the trees and privacy are still small, but once they grow it'll be great. Super clean. Nice staff. Close to a road, yet still quiet. Adorable cabins. Level, large sites.

The staff is outstanding. Kristie the manager & Colleen are wonderful. But for the price they charge is extremely high considering they have no amenities to offer. They need to do some serious mosquito control. I probably have over 200 bites. Can’t even sit outside & enjoy

Short stay this time but would definitely stay again. New campground with beautiful pond for a view. It is close to main road but that didn't bother us. Small playground for kids.

Nice, clean, well kept. Pool opens in April, They have a playground also. Be sure you have a water pressure regulator for the water, pressure is high.

The sprinklers go off in the middle of the night spraying the RV up and down both sides. We told the maintenance guy and he said he would turn it off. He didn't and it kept happening. Almost one hour each night. We ended up leaving early as it was clear they had no concern about our satisfaction in our stay.

We were very happy with our stay, nice clean facilities. Road noise was not that bad, definitely worse at other campgrounds. Easy to get to the beaches. Will return again.

Absolutely beautiful! This is one of the nicest KOA Campgrounds that we have been to! The pool is nice and big, the shower rooms are huge, and the staff are the absolute sweetest!

This is a beautiful new KOA in Panama City Beach. Large sights with full hook ups,concrete and paved roads. The deluxe site come with patio and fire pit and BBQ grill. Very clean all over, bath houses and laundry facilities super clean. Can't say enough about the staff from booking to arriving and staying at the park. Everyone I came into contact with was friendly knowledgeable and so willing to help make our stay a wonderful. The dog park is quite small as it is cut into two,no room for dogs to run un leashed. I highly recommend.

Panama City Beach KOA is a NEW KOA! The park road is fresh and smooth as well the concrete RV sites. The park also has modern Deluxe cabins for rent and I stayed in one of them. Here are a few photos I took during my stay and walking around the park last night. Nicole and Russell in the cutest Happier Camper, John and Cheryl with their pups- a super pet friendly park. I will stay here again!
